Kips Bay

Lobby Renovation

Designed by world famous architect, I.M. Pei, Kips Bay Towers are set on 7.5 acres and comprised of 2 buildings, each 20 stories. FirstService Project Management oversaw the lobby revitalization at Kips Bay and worked with Philip Koether Architects closely to preserve Pei’s architectural style while revitalizing the lobby.

Kips Bay had a multitude of concerns and issues with the current lobby design. The lobby was in need of a renovation as ceiling tiles had deteriorated and required extensive maintenance. In fact, the carpet, floor and lighting all contributed to increased maintenance costs for the building – our team was able to step in to replace the flooring and ceiling with high-quality modern ceramic tiles brightening up the lobby spaces. We also installed custom-designed and energy efficient lighting throughout the spaces to decrease cost.

The concierge desk was replaced with a stunning marble desk and we created a separate room to hold packages. Original features such as the columns were restored to pay homage to Pei. Together the new elements of the lobby effortlessly merge with the historical features making this property a unique home for residents.
